Check-In & Check-Out
- Check-in: from 2:00 PM
- Check-out: by 12:00 PM (noon)
- Early check-in and late check-out are available on request (subject to room availability)
- Please present your passport at check-in for guest registration
Payment Terms
- 30% deposit required at time of booking
- Remaining 70% due at check-in
- Accepted methods: cash (USD, VND), Visa, Mastercard, bank transfer
- No security deposit required
Cancellation Policy
- 3+ days before check-in: full refund of deposit
- Less than 3 days: 50% of deposit retained
- No-show: deposit is forfeited
- Date changes are free of charge, subject to room availability
General House Rules
- Smoking is permitted only in designated outdoor areas (not inside rooms)
- Quiet hours: 10:00 PM to 8:00 AM
- Pets are not allowed on the property
- Children under 12 must be supervised by an adult at the pool
- Outside visitors (non-guests) must be approved by the host
- Please treat furniture and equipment with care
Swimming Pool
- Pool hours: 7:00 AM -- 9:00 PM
- Children under 12: adult supervision required at all times
- Please shower before entering the pool
- No glass containers in the pool area
Kitchen
- Please wash and put away your dishes after use
- Label your food items in the shared refrigerator
- Dispose of waste in the correct bins (sorted recycling)
- Never leave the stove unattended while cooking
Liability
- The homestay is not responsible for valuables left unattended in common areas
- Please use the in-room safe for passports, cash, and electronics
- Guests are responsible for any damage to property caused during their stay
Internet and Electronics
- WiFi is included in your room rate and available 24/7 throughout the property
- Please do not unplug or reconfigure any networking equipment (routers, access points)
- If you experience connectivity issues, contact the host immediately and we will resolve it
- Power adapters for international plugs are available on request at no charge
- Vietnam uses Type A, C, and G power sockets (220V). Most modern device chargers are compatible
Environmental Responsibility
- We encourage guests to conserve water and electricity -- please turn off AC and lights when leaving your room
- Towels placed on the rack will not be replaced; towels on the floor will be exchanged for fresh ones
- We use refillable soap and shampoo dispensers instead of single-use plastic bottles
- Waste is separated into recyclables, organic, and general -- please use the labeled bins in the kitchen
- We avoid single-use plastics wherever possible and encourage guests to use reusable water bottles (filtered water is available free of charge in the kitchen)
- Our garden is maintained without chemical pesticides, using natural methods instead

- A basic first aid kit is available at the front desk
- Fire extinguishers are installed in the kitchen and hallway areas
- Emergency exit routes are posted in each room
Local Laws and Customs to Be Aware Of
- Possession of recreational drugs is a serious criminal offense in Vietnam with severe penalties including imprisonment
- Always carry a copy of your passport (a photo on your phone is usually sufficient for day-to-day purposes)
- When visiting temples or pagodas, dress modestly -- cover shoulders and knees
- Driving a motorbike requires an international driving permit (IDP) recognized in Vietnam. In practice, enforcement varies, but having an IDP is recommended for insurance purposes
- Helmet use is mandatory for all motorbike riders and passengers -- we provide helmets with every rental
- Tipping is not expected in Vietnam but is appreciated, especially at restaurants and for tour guides
Guest Responsibilities
- Guests are responsible for their own travel and medical insurance. We strongly recommend purchasing comprehensive travel insurance before your trip
- Please inform the host of any medical conditions or allergies that we should be aware of in case of emergency
- Guests must comply with Vietnamese law at all times during their stay
- Any behavior that disturbs other guests, damages property, or violates local laws may result in immediate termination of the stay without refund
- Lost room keys carry a replacement fee of $5
Data Privacy
- We collect your name, contact details, and passport information solely for guest registration as required by Vietnamese law
- Your personal data is not shared with third parties except as legally required
- CCTV cameras operate in common areas (entrance, parking, pool area) for security purposes only. No cameras are installed in rooms or private spaces

Extending or Shortening Your Stay
- Want to stay longer? Let us know as soon as possible and we will check availability. Extensions are subject to room availability and will be priced at the current rate for the additional dates
- Need to leave earlier than planned? We will do our best to accommodate changes. For early departures, the cancellation policy on the remaining nights applies
- Switching room types during your stay (for example, from Private Room to Long-Term Rental) is possible subject to availability. Let us know and we will arrange it
Motorbike Rental Terms
- Motorbike rental is available on-site for $5-7 per day depending on the model. A helmet is included and must be worn at all times while riding
- Guests renting a motorbike are responsible for any traffic fines incurred during the rental period
- In the event of an accident, the renter is responsible for repair costs. We strongly recommend purchasing travel insurance that covers motorbike use
- Motorbikes must be returned with the same fuel level as when collected. A refueling charge applies if returned empty
- Motorbike keys must be kept safe at all times. Do not leave keys in the ignition when the bike is parked and unattended. Lost keys incur a replacement fee of $15
- We advise against riding at night on unlit roads, and we are happy to recommend safe routes around the island
Travel Insurance Recommendation
While not mandatory, we strongly advise all guests to purchase comprehensive travel insurance before arriving on Phu Quoc. Medical facilities on the island are adequate for basic treatment, but serious medical conditions may require evacuation to Ho Chi Minh City. Travel insurance that covers medical evacuation, trip cancellation, and motorbike use provides essential peace of mind. Your host is happy to share practical advice about healthcare options on the island if needed.
Laundry Service and Self-Service
- A shared washing machine is available to all guests free of charge. Laundry detergent, a drying rack, and an iron are provided
- For guests who prefer not to do their own laundry, a wash-and-fold service is available at $2 per kilogram, returned within 24 hours
- Please do not leave laundry in the machine after the cycle completes, as other guests may be waiting to use it
- Delicate items and dry-clean-only garments should be taken to the local laundry shop (5-minute walk, approximately $1-2 per item)
